Air Leakage Testing Domestic Properties

From September 2007 all new domestic properties are subject to the air leakage testing as outlined in document L1a.

Areas to look for possible air leaks

  • Around skirting boards - behind dry lining - through blockwork and poor mortar joints.

  • Boxed in soil pipes and other pipework that goes into the roof space.

  • Behind bath panels and under shower trays.

  • Behind kitchen unit and cupboards.

  • Where ever pipework and electrical cables pass through walls and floors - remember the incoming mains and drains.

  • Poor or lack of ducts between extract fans and the external louvers.

  • Poor quality trickle vents and windows

  • Poor door seals.

  • Poor seals around window and door frames.

  • Recessed light fittings.

  • Poor quality loft hatches.

  • Badly made joints in floor boarding.
